Renting & leasing

Renting and leasing

For landlords with a home to lease and tenants looking for one: what to expect, with free official guides.

How renting works

For landlords

  1. Talk about the home

The rent you have in mind and when the home will be free. What the brokerage will do for you, and how it is paid, is agreed in writing.

  2. Set the rent

Look at what similar homes nearby have leased for recently, to set a realistic rent.

  3. Find a tenant

The home is advertised, people book viewings, and applications come in with references and income details.

  4. Sign the lease

Most residential leases in Ontario use the province’s standard lease. Once it is signed, the move-in date is set.

For tenants

  1. Talk about what you need

Where you want to live, your budget and when you want to move. The services, and who pays for them, are agreed in writing.

  2. Get your papers ready

Landlords usually ask for proof of income, references and a credit report, so have them ready before you apply.

  3. See places and apply

View the places that fit, then apply for the one you want.

  4. Sign the lease

Read the lease before you sign it; most residential leases in Ontario use the province’s standard lease. Then you get your keys on the move-in date.
